So extensive is Craig's network of contacts, so intimate his knowledge of the local area, that many of his sales are not even advertised they are negotiated directly between Craig, the vendor, and buyer.

### For Rental
https://mcgrathriverina.com.au/rental/

Rental Properties in Leeton, Narrandera, Temora & the Riverina
Available to rent now across Narrandera, Temora, Leeton and surrounds, with new listings added as they come to market.
Renting in the Riverina
Everything McGrath Riverina currently has available to lease is listed above — most often homes in Narrandera, Temora, Leeton and Cootamundra. Rental stock across the region is limited and moves quickly, so it is worth checking back regularly or letting our property managers know what you are looking for.
How to apply
Inspections are arranged through the listing for each property, and applications are submitted online using the link on that listing. Rental Resources sets out what you will need to provide, and existing tenants can use the Tenant & Investor Login to manage a current tenancy.
Nothing available in your town right now?
Because we hold a small number of rentals at any one time, the quickest way to hear about a new listing is to talk to us directly — get in touch and tell us the town and the kind of home you are after. Browsing recently leased properties is also a good way to see what comes up in each town and what it typically leases for.
Landlords and investors
If you own an investment property in the Riverina and want to know what it should be renting for, request a free rental appraisal. You can also read how our property management service works — leasing, inspections, maintenance and arrears, handled by local teams in Narrandera, Temora and Leeton.

McGrath Difference
What We Do & Why Choose Us - Your Guide to Property Management with McGrath Riverina
Managing a property isn’t just about collecting rent.
It’s about protecting your investment, keeping tenants happy, navigating legal compliance, and ensuring you have peace of mind.
At McGrath Riverina, we believe education is just as important as management. Helping landlords understand the process is like handing them a map before a road trip — it makes the journey smoother, reduces risks, and builds trust.
Why Choose McGrath Riverina?
With McGrath Riverina, you’re not just hiring a property manager — you’re gaining a partner committed to protecting your asset, maximising your returns, and making the experience stress-free.
Your investment deserves experience, reliability, and care.
Trusted experience – Mature property managers with wisdom and real-life knowledge.
Maximised returns – Strategic rent reviews and tenant selection.
Proactive communication – Keeping you informed, reducing disputes.
Asset protection – Preventive inspections and smart maintenance.
Personal service – A family-based agency with strong Riverina roots.
The Property Management Lifecycle
Think of property management as a cycle — each stage builds on the last, and it all repeats as new leases and tenants come into play. Getting each part right is crucial.
1. Onboarding Your Property
A strong start prevents confusion later. Everyone knows their role, expectations are aligned, and the tenancy begins on the right foot.
Documenting the property condition with detailed photos and records.
Clarifying responsibilities (maintenance, utilities, lawns, etc.).
Reviewing insurance requirements and compliance needs.
Introducing our systems (Property Me, Reapit Lettings, Tapi) so you can see how transparent and connected everything is.
2. Marketing & Leasing
Getting the right tenant is as important as getting any tenant. The right tenant means fewer arrears, less turnover, and a stronger landlord–tenant relationship. We focus on:
Professional marketing – listings that stand out, with quality photos, signage, and targeted exposure.
Comprehensive tenant screening – checking references, employment, and rental history through Reapit Lettings.
Open homes and enquiries – every potential tenant is logged and followed up automatically, so no opportunity is missed.
3. Tenant Move-In
Moving in is more than just handing over keys. Clarity at the start leads to smoother tenancies and fewer disputes.
Preparing detailed entry condition reports.
Explaining tenancy terms clearly to avoid misunderstandings.
Providing compliance documentation (e.g. smoke alarm certificates, pool compliance if relevant).
Setting expectations for communication, rent payments, and maintenance.
The Property Management Lifecycle cont...
4. Ongoing Management
This is where our role really shines. This is where we protect your property, maintain its value, and build long-term tenant satisfaction.
Rent Collection & Arrears Control – clear processes, firm but fair follow-ups, and immediate action where needed.
Routine Inspections – every 3–6 months, with detailed reports and photos.
Maintenance Management – tenant concierge reporting via Tapi, clear triage reports, two-click approvals for landlords, and preventive schedules for recurring services.
Communication – regular updates so landlords never feel “in the dark.”
5. Lease Renewal or Turnover
When a lease ends, we either extend a good tenancy or prepare for the next one. Efficient turnover reduces vacancy and maximises returns.

### John McGrath – The new year holds promise of a fresh market cycle (2 Nov 2026)
https://mcgrathriverina.com.au/john-mcgrath-the-new-year-holds-promise-of-a-fresh-market-cycle/

Last week, we released the McGrath Report 2027 in which we analyse key property issues, important trends, and my top suburban and regional suburb picks in NSW, Queensland, Victoria, and Tasmania.
The past 12 months certainly haven’t been dull. Following a period of strong growth, particularly in our mid-sized capitals, we’re now experiencing a substantial correction across the country.
As I’ve said previously, there’s no such thing as “one market” in Australia. While most markets favoured sellers until February/March this year, since then, most have swung sharply in favour of buyers.
This is my eighth market correction since I entered the industry more than 40 years ago but it feels like the fastest fall in values I can remember.
On the street, most big metropolitan markets are down 10–15% in the past six months, and some are down 20%. The regional markets have plateaued, but they’re likely headed for a 7–10% correction over the next 12 months.
Saying this, I believe the worst should be behind us.
History suggests our big cities are close to the bottom, with Australia’s last five corrections lasting an average of 12.2 months. Seven of the last corrections saw values fall less than …

### John McGrath – Opportunity remains for entry level buyers (25 Oct 2026)
https://mcgrathriverina.com.au/john-mcgrath-opportunity-remains-for-entry-level-buyers/

We’re now just nine weeks out from Christmas, and homeowners and renters are looking forward to some holiday breathing space after a difficult year for budgets around the country.
Yet amidst the current property downturn, hopes for a stabilisation next year remain and more confident buyers and sellers are returning to the market.
At the same time, this year’s festive gifts, parties and holidays may still need to take second place to mortgages, rents and other necessities such as food, utilities and fuel. There is also the possibility of more rate hikes before Christmas.
So, along with so much talk about cost-of-living pressures and prices, is there Christmas optimism in store for the lowest end of the market, including first-home buyers?
Firstly, across most of 2026, the affordable sector has remained resilient to the value declines experienced in the premium sector, especially in Perth, Adelaide and Brisbane.
In fact, this trend only changed in August when Cotality’s Home Value Index found that the lower-end price bracket had begun to fall.
As research director Tim Lawless explained, while premium markets still recorded weaker conditions, lower-priced housing was becoming less ins…

### John McGrath – How the increase in new home numbers will help buyers (19 Oct 2026)
https://mcgrathriverina.com.au/john-mcgrath-how-the-increase-in-new-home-numbers-will-help-buyers/

Recent promising data about the new housing market should help boost buyer sentiment in the current property correction, especially among those buying for the first time. The statistics may also help buyers slowly coming back to the market to purchase between now and Christmas.
The latest Australian Bureau of Statistics (ABS) figures found that the new housing industry increased in the June quarter and across the year, with just over 248,000 dwellings under construction in the June quarter. This is an annual rise of 4,601 properties.
A total of 47,653 dwellings were completed as well, a 15.5% uptick on the June 2025 quarter.
Plus, based on seasonally adjusted numbers, new dwelling commencements rose 7% to reach 52,201 in the past quarter.
Together, these figures are encouraging news for buyers.
They’re also significant because the latest quarterly data gives us the first complete two-year picture since the Federal Government’s National Housing Accord commenced on July 1, 2024.
While I think it’s always been pretty doubtful that we’ll reach the Housing Accord’s goal of building 1.2 million new homes before June 30, 2029, the recent ABS figures have confirmed this.

### John McGrath – Why Brisbane market will withstand the downturn (11 Oct 2026)
https://mcgrathriverina.com.au/john-mcgrath-why-brisbane-market-will-withstand-the-downturn/

Brisbane’s property market is also feeling the impact of the national market correction, but its lifestyle appeal and 2032 Olympic Games preparations should ensure its resilience in the long term.
Cotality’s October Home Value Index (HVI) noted that Brisbane’s value declines for September were the highest of all our capital cities, dropping 1.5% to reach a median dwelling price of $1,048,880. This is a 5.4% decrease from a peak level of $1,126,149 in May.
In comparison, Sydney experienced a 1.4% monthly fall while Adelaide and Perth values weakened 1.3% and 1.2%, respectively.
Brisbane also experienced the sharpest downturn in annual sale volumes across our capital cities (-27.2%), followed by Sydney (-26.5%) and Perth (-24.2%)
Having said this, Cotality said national housing levels had eased while advertised properties had accumulated, despite a reduced number of new listings. This accumulation is partly due to properties now taking longer to sell. In the past year, median days on the market for capital city homes have increased from 23 to 39.
Meanwhile, Brisbane and Perth’s 2.1% vacancy rates are just behind Sydney’s 2.3% figure, while the city’s gross rental yield stands at 3.5%…

### John McGrath – Why smart buyers welcome a slower Sydney market (6 Oct 2026)
https://mcgrathriverina.com.au/john-mcgrath-why-smart-buyers-welcome-a-slower-sydney-market/

Sydney’s property market has undoubtedly softened this year due to the national market correction yet the city still offers plenty of opportunities for vendors and buyers.
But first, to the latest data from Cotality’s September Home Value Index report.
Sydney’s median dwelling price is just over $1.22 million, following a -7.1% drop from a peak level of $1,296,039 in February. This decline is above that of the 2022-2023 correction, but the city’s median is still the highest in the country, second only to Brisbane’s $1.08 million figure.
Along with Brisbane and Perth, Sydney has recorded the country’s largest annual declines in transaction activity, with estimated sales volumes down more than 20% compared with a year ago.
Sydney’s 2.2% vacancy rate is the highest of all mainland capital cities, while house rents only increased by 5.3% in the past five years.
Meanwhile, the city’s gross rental yield of 3.3% is the lowest in the country, which is a small improvement from the slight dips to 3% we saw across the past 12 months. These figures aren’t surprising for Sydney either, with yields sitting around the 2%-3% point since 2016.
Looking at the overall property market, corrections lik…

### John McGrath – Genuine prestige market defies property downturn (28 Sep 2026)
https://mcgrathriverina.com.au/john-mcgrath-genuine-prestige-market-defies-property-downturn/

Australia’s most expensive homes are proving their worth even in a market correction and amidst warnings that high-end properties are now feeling the impact of this downturn.
But high-end properties don’t take into account the true prestige market, which comprises sales in the price bracket upwards of $5 million or, generally speaking, the top 5% of all property transactions.
To put this into context, Cotality shows Sydney’s median dwelling value is just over $1.2 million, with Brisbane’s value standing at $1.08 million. *
It’s also important to understand that prestige vendors and buyers are more concerned with geopolitical issues and unrest in the Middle East, for example, rather than focusing on the domestic issues at play. This includes movement in Australia’s interest rates although they will monitor these changes. As a result, prestige buyers will often transact without a mortgage.
Likewise, Westpac Private Bank’s 2026 Prestige Property report noted that prestige sales are driven by capital availability, property quality and the scarcity of these listings and not borrowing capacity. Investment buyers are also less reliant on rental yields or tax settings.
This distinctive mar…

### John McGrath – Spring may bring light to this market correction (21 Sep 2026)
https://mcgrathriverina.com.au/john-mcgrath-spring-may-bring-light-to-this-market-correction/

Another Spring season has begun, and for the first time in many years, this traditionally busy period is undergoing a market correction.
I’ve experienced eight property market downturns in my career, but the current downturn’s sharp drop in consumer sentiment and confidence has surprised even me with its swiftness.
What is quite certain is that this Spring will not be a typical selling season but rather could allow us to see the light at the end of the tunnel.
I think we still have 6-12 months of headwinds, but in many ways, I believe we’ve seen at least half of the market correction already over the last six months. Very few market corrections go for longer than a year. I also think that in most markets, prices have bottomed out pricewise and I suspect we will see a stabilisation in the coming months.
This brings me to an important point: the swift turnaround in lenders’ rate predictions in the past month. Following the Reserve Bank of Australia’s (RBA) third consecutive meeting of untouched interest rates on August 11, all of the Big 4 Banks were predicting rates had peaked at 4.35% and would not increase until May 2027 at the earliest.
Yet inflation data in late August showed tr…

### John McGrath – Auctions’ potential for success in a changing market (14 Sep 2026)
https://mcgrathriverina.com.au/john-mcgrath-auctions-potential-for-success-in-a-changing-market/

After a cool auction market this Winter, it’s been promising to see volume numbers and clearance rates pick up in the past week or two. What’s also encouraging is that these gradual increases indicate that this market is returning to the usual Spring pattern for this time of year.
In addition, Cotality has estimated that capital city auction volumes will continue to rise in late September.
Importantly for vendors considering a Spring auction, I’ve recently witnessed at least two excellent examples of how the correcting market isn’t slowing auction competition for quality homes. This type of sale can actually lift a property’s sale price well above its private treaty price, and even its auction reserve.
Strong local interest in a five-bedroom home in Sydney’s Hunters Hill resulted in McGrath agent Matt Ward bringing forward the property’s auction by one week, rather than negotiating with parties prior to the event.
There were four registered bidders at the auction, with an unexpected buyer securing the property for $6.62 million – well above the $5.5 million reserve.
At the other end of the scale, our Blacktown agent Monique Layoun took a five-bedroom home with a granny flat to auct…

### John McGrath – First home buyers’ new position in today’s market (6 Sep 2026)
https://mcgrathriverina.com.au/john-mcgrath-first-home-buyers-new-position-in-todays-market/

First home buyers are facing the same market correction as more experienced property purchasers. Federal Budget investment changes have impacted their situation, as has the national First Home Guarantee, which was expanded in October 2025.
Most buyers also remain cautious as cost-of-living pressures including the ongoing Middle East conflict, continue. But headline inflation has dropped slightly while interest rates have remained unchanged at 4.35% for two consecutive Reserve Bank of Australia meetings.
We’re continuing to experience a very hot rental market with this month’s Home Value Index from Cotality showing the 1.9% national vacancy rate in August is the highest since January 2025.
But there may be some good news in these record high rental numbers with Cotality’s research director, Tim Lawless, noting they may prove a constraint to rents rising further.
There was more good news in the Australian Bureau of Statistics’ latest lending indicator report. While the number of owner-occupier first home buyer loan commitments fell 2.9% in the June quarter, the total value of these loans declined by just 0.2%.
There was also no change to these loan commitments between April 2025 and …

### John McGrath – How some regional areas are outshining others (30 Aug 2026)
https://mcgrathriverina.com.au/john-mcgrath-how-some-regional-areas-are-outshining-others/

In a trend that began late last year, regional locations across Australia again outpaced capital cities in the three months to July, although the gradual slowdown noticeable in the first quarter continued.
Cotality’s Regional Market Update this month, which examines the country’s largest regional areas, found that Western Australia recorded the strongest selling conditions in the country. Together with South Australia, the state also recorded the highest quarterly growth.
Some regional hubs on the East Coast experienced weakened sales and rental conditions, but many smaller inland towns are becoming increasingly popular for their affordability.
Gerard Burg, Cotality’s Head of Research, points to higher interest rates, less borrowing capacity, and more price-sensitive and cautious buyers as key reasons why these more selective markets are emerging, and why they’re experiencing more demand.
“As higher-value markets lose momentum and buyers become more cautious, we’re seeing demand swing to more relatively affordable regional centres,” he said.
This swing is one I want to explore further as it means the popularity of some locations is ebbing, and being replaced by smaller, up-and-comi…

### John McGrath – How to navigate the property market downturn (23 Aug 2026)
https://mcgrathriverina.com.au/john-mcgrath-how-to-navigate-the-property-market-downturn/

The warmer months are traditionally the busiest time of the year for the real estate industry. But while Spring is now just a week away, the market correction has turned the usual seasonal rush on its head. In its place, we’re seeing cautious buyers who are unsure how to deal with the new cycle’s ups and downs.
My top piece of advice for both sellers and buyers is to stay calm and not panic. All the negative headlines are making it easy to do this. But any fear this propagates won’t help you sell, purchase, or rent out a property for your ideal price.
It’s true where currently experiencing a genuine correction. In most markets we operate in on the East Coast, we’ve seen a 10%-15% price decline within four months.
The key drivers of this downturn are the continued high cost of living, unrest in the Middle East and rising interest rates. The changes to the budget have wiped out almost all investor enquiry since the announcement, and this reduction in rental stock will place great pressure on an already hot rental market.
At the same time, the Reserve Bank of Australia (RBA) has left interest rates unchanged at 4.35% for two consecutive meetings. Following this month’s rates announcem…

### John McGrath – Easy ways to ensure your home appeals to buyers (17 Aug 2026)
https://mcgrathriverina.com.au/john-mcgrath-easy-ways-to-ensure-your-home-appeals-to-buyers/

For sellers needing to list their home in this new property market, there are ways to attract more buyers. Presentation is everything when it comes to achieving a premium sale price, and more so than ever in this changing sector.
Your house has to emotionally connect with multiple buyers, and where you can, create some competition. So street appeal like your front garden matters while inside, the home needs to look clean, light and spacious.
If you’re thinking that all of this sounds obvious, you’d be surprised how many sellers forget to consider these points, or only do so at the last minute. But planning your property’s emotional appeal should be done well in advance, as ideally, you want to sell within 14 to 21 days of listing.
Your front garden alone can quickly attract, or detract, both drive-by and open home buyers. Neglected outdoor areas can also mean a neglected home.
But a professional maintenance company can mow your lawns, weed your gardens, and prune or trim your hedges and shrubs. Alternatively, you can do this work yourself.
Also consider heading to your local garden nursery and buying pot plants with flowers, herbs, and even small trees. Pot plants can instantly giv…

### John McGrath – Tasmania’s property strength defies national market slow down (10 Aug 2026)
https://mcgrathriverina.com.au/john-mcgrath-tasmanias-property-strength-defies-national-market-slow-down/

It was encouraging to read this month’s data for Tasmania’s property market, with the Apple Isle’s quiet achievements continuing even as the national sector slows. Compared to Melbourne, Sydney and Canberra, Hobart, Launceston and Devonport have performed quite strongly in the past year, and especially the past quarter.
Cotality’s Home Value Index (HVI) found Hobart’s $756,951 dwelling median followed a 1.4% monthly uptick in July – second only to Darwin’s 2.4% - while its annual values increased 9.3%. This amounts to only a 0.7% drop from Hobart’s price peak of $731,849 in March 2022.
The HVI also noted that the city’s annual rental growth of 8% was the third highest in the country, after Darwin and Perth, as was its 4.3% gross rental yield.
Growth in Tasmania’s regions, including Launceston and Devonport, has been significant too. The HVI showed Launceston’s $598,000-$675,000 dwelling median has seen a 12% to 15% increase over the year. In Devonport, 12% annual growth has taken the city’s average to $618,000.
These three cities are undergoing, or planning, plenty of billion-dollar infrastructure projects as well, with Tasmania’s building and construction pipeline alone now worth …

### John McGrath – Upsizing and downsizing: things to consider before making the move (2 Aug 2026)
https://mcgrathriverina.com.au/john-mcgrath-upsizing-and-downsizing-things-to-consider-before-making-the-move/

It’s no secret that our population includes a large number of older Australians, with a Federal government report this month finding the number of people aged 65 years and over rose from 12% to 18% in the 20 years to 2025.
Single-person households have increased significantly since the 1950s as well, with the 2021 Census finding solo occupant properties had escalated to 26% since 1981.
Both groups may join the nearly 2 million people already planning to downsize in the next five years, an uptick of 14% since 2021, according to Downsizing.com data in March.
A report by McGrath Research from earlier this year also found high-net-worth demand for luxury downsizing remains strong.
Meanwhile, our cooling market is providing upsizers with plenty of property opportunities. This new cycle gives these buyers the chance to benefit from less intense buyer competition.
But whether you plan to downsize or upsize in the future, there are several details to consider when making this move.
Retirees who may have lived in the same home for decades can often use the support of family and friends when buying again, particularly those familiar with today's property market. It's also important to think …

### John McGrath – Consumer Index gives buyers the edge (26 Jul 2026)
https://mcgrathriverina.com.au/john-mcgrath-consumer-index-gives-buyers-the-edge/

While the current property market may seem subdued, rising consumer confidence and cooler conditions present ideal opportunities for buyers, particularly in affordable and highly liveable cities like Melbourne, says John McGrath, Chief Executive Officer of McGrath Estate Agents.
Our current property market is not entirely doom and gloom, according to the Westpac-Melbourne Institute Consumer Sentiment Index released earlier this month.
Financial expectations for the future were positive in July, including those centred on property price and interest rate increases.
On a measurement of zero to 200 – with higher figures indicating a more confident market –
July’s overall Index read of 83.9% was an uptick of 4.1% on June’s figures. But it is still almost 10% below July 2025 results, and is a return to the attitude and outlook we last saw in 2024.
At the same time, Westpac commentary about the Index noted that “flickers of optimism are returning”, with most households feeling encouraged about the future, despite their financial position.
Westpac senior economist Matthew Hassan told The Real Estate Conversation that some of this fresh optimism was based on consumer relief that “worst cas…

### John McGrath – Buying and selling in a cooling market (19 Jul 2026)
https://mcgrathriverina.com.au/john-mcgrath-buying-and-selling-in-a-cooling-market/

Weekends have always been a busy time for real estate agents, with auctions as well as open homes for prospective buyers and tenants.
At the same time, we have been experiencing not only a traditionally quieter Winter season but also a market correction and auction clearance rate declines, which have impacted consumer sentiment.
But there’s a reason why I always encourage buyers and home owners not to be discouraged by market corrections, and I’ll repeat it again now: at some point in the cycle, property inevitably rises and falls, so don’t be surprised or scared by these market dips.
As I look at our company's average days on market, which is one of our key indicators for performance last year at this time, it was 30 days on market for auctions and this year it's 31. So, virtually little difference and that is quite encouraging.
This is as a result of many of our auctions actually selling within the first two weeks of the campaign. Whereas our private treaty sales have blown out from around 42 this time last year to now 55 this year.
So overall, the auction picture isn't all bad, with this process still performing well and delivering good results.
Property sales results as a whole…
